Community Overview
Aspen Knolls is a new LGI Homes community in south Loveland, at the northeast corner of South Taft Avenue and West County Road 16, with access to I-25 for commutes to Fort Collins, Longmont and Denver. City of Loveland plans call for about 507 single-family homes on roughly 116 acres, with open space and a community park. LGI will offer two collections: the Alpine Collection with its CompleteHome interior package and the Summit Collection with its upgraded CompleteHome Plus package. Homes are expected to have 3 to 5 bedrooms in about 1,291 to 2,749 square feet, with attached garages. Planned amenities include a playground, basketball court, picnic areas with grills and walking trails. The community is in Thompson School District.
About the Community
Aspen Knolls is coming soon. LGI Homes says the community is coming this fall and is taking names on its VIP list, with pricing not yet released (October 2026). LGI's sales office for the area is at its Farmstead community, 717 Tenderfoot Drive in Berthoud, and buyers who need to move sooner can look at Farmstead now. LGI says Aspen Knolls has no metro tax.
Mark's Insight
"Aspen Knolls should be one of the more affordable ways into a new single-family home in Loveland, and LGI's no-metro-tax claim matters, since a metro district can add hundreds of dollars a month. LGI includes its upgrade packages in the price, so you won't spend weeks in a design center, but you also won't have much to customize. Get the HOA dues in writing, compare LGI's lender incentives against an outside lender, and bring your own agent to your first visit."

Costs & Fees to Know
Many new construction communities in Northern Colorado use metro districts to finance infrastructure like roads, utilities, and amenities. This can add $150–$500+ per month to your housing costs depending on the mill levy. Understanding your true monthly payment—including metro district taxes, HOA dues, and property taxes—is essential before you buy.
HOA Information
Expect an HOA at Aspen Knolls that maintains the park, trails and common landscaping. LGI hasn't published dues yet, so ask for the HOA budget and covenants (fencing, parking, rentals) once sales open.
Metro/Tax District Info
LGI Homes markets Aspen Knolls with no metro tax. Confirm it in the property tax disclosure for your lot before you sign, and have your lender use the actual tax figure.
