    Bloom is a 226-acre master-planned neighborhood in northeast Fort Collins, set along East Mulberry Street near I-25 at what its developer calls the gateway to downtown. Hartford Homes is the developer and builds both cottages and single-family homes, and DRB Homes builds single-family homes alongside them. The plan calls for roughly 1,600 homes in all, from cottages and single-family homes to condos and apartments, plus a town-center main street, 20 to 30 acres of shops and businesses, parks and trails tying it together. Prices currently start in the $400s for Hartford cottages, the high $400s for DRB homes and the mid $500s for Hartford single-family homes. With Old Town a straight drive west on Mulberry and I-25 just to the east, Bloom gives buyers a newer-construction option close to the center of Fort Collins.

That means you're buying into a neighborhood that will keep growing around you for several years, with construction traffic and changing views along the way. Hartford and DRB each have homes under construction and quick move-ins available, so you can compare two builders, several price points and different home sizes in one place. Amenities like the Community Green, park and pool are planned and conceptual, so confirm what's open today and what's still future before it factors into your decision.

    HOA Information

    Expect an HOA at Bloom to maintain shared spaces like the Community Green, trails, park and pool as they come online. Hartford and DRB haven't published current dues on their community pages, so ask for the HOA budget, the monthly dues for your home type (cottage vs. single-family can differ) and what's included, such as common-area landscaping, snow removal or front-yard maintenance. Review the covenants for rules on fencing, landscaping, exterior changes and rentals before you contract.

    Metro/Tax District Info

    Bloom is part of the Mulberry PUD, and the City of Fort Collins lists a Mulberry Metro District with a service plan approved in 2019. Metro districts add property tax on top of the regular mill levy to repay the roads, water, sewer and other infrastructure built for the neighborhood. Fort Collins policy generally caps metro district levies at 50 mills unless City Council approves more. Ask for the total mill levy and an estimate of annual property taxes for your specific lot, and compare the full monthly payment, not just the price, against other Fort Collins and Timnath communities.
