Mark's Insight
"Conestoga is one of the most affordable ways to buy a new home in Northern Colorado, with townhomes around $300K. It's a strong fit for first-time buyers who can live with a longer drive to Fort Collins or Greeley. The trade-off is the metro district: Conestoga's levy has been above 60 mills, which adds real money to a monthly payment, so run the numbers with our metro calculator. Ask Baessler which concessions apply to which homes, and bring your own agent to your first visit."

Costs & Fees to Know
Many new construction communities in Northern Colorado use metro districts to finance infrastructure like roads, utilities, and amenities. This can add $150–$500+ per month to your housing costs depending on the mill levy. Understanding your true monthly payment—including metro district taxes, HOA dues, and property taxes—is essential before you buy.
HOA Information
Townhomes at Conestoga typically come with an HOA that covers exterior maintenance items like snow removal and landscaping. Baessler doesn't list dues on its community page, so ask for the HOA budget, exactly what it covers (roof, exterior, insurance, water) and the rental rules.
Metro/Tax District Info
Conestoga is in the Conestoga Metropolitan District Nos. 1–5, which levies property taxes for the neighborhood's infrastructure. A district audit showed a levy of about 61.6 mills for District No. 2, with debt limited to 50 mills. Ask Baessler which district your townhome is in and the current mill levy, and use our metro district calculator to see what it adds per month.
