Frontier Estates in Firestone, CO
Frontier Estates is part of the broader market for new construction homes in Firestone CO — see how it compares to other new construction homes in Northern Colorado before you decide.
Community Overview
Frontier Estates is a new Meritage Homes neighborhood in central Firestone, Colorado, on the west side of Frontier Street between Sable Avenue and Pine Cone Avenue. At about 39 acres and roughly 180 single-family homes, it is a smaller, more contained neighborhood than Firestone's large lake-and-trail master plans, sitting just north of Saddleback Golf Course and a few minutes from Miner's Park. Meritage offers two collections here: the Trails Collection, with 3 to 4 bedroom two-story plans from about $509,840, and the Flora Collection, with 3 to 5 bedroom plans from about $550,000 that include a basement in every home. Firestone puts buyers within easy reach of Longmont, Frederick and the I-25 corridor, with Boulder and the north Denver metro within commuting distance.
About the Community
Frontier Estates is selling now, and Meritage's model is to build homes ahead of buyers and price them to close quickly, so most of what you'll see are homes already under construction or finished rather than fully custom to-be-built options. That makes timing easier to predict, but it also means your choices are mostly the plan, the lot and the finishes Meritage has already selected. Because the neighborhood is small, the best lots and the most popular plans can go quickly once a phase releases. Expect active construction nearby for a while as the remaining lots are built out.
Mark's Insight
"Frontier Estates is a good fit if you want a newer Meritage home in central Firestone without stepping into a huge master plan. The two collections are a real choice: Trails keeps the price closer to $500K, while Flora costs more but gives you a basement, which adds a lot of flexible space. Before you compare it with other Firestone neighborhoods, get the HOA dues and the property's mill levy in writing, because taxes and fees can change the monthly payment more than a few thousand dollars on the base price. Meritage's quick-close homes and lender incentives can be a real advantage, but compare the preferred lender's offer with an outside lender, and bring your own agent to your very first visit."

Costs & Fees to Know
Many new construction communities in Northern Colorado use metro districts to finance infrastructure like roads, utilities, and amenities. This can add $150–$500+ per month to your housing costs depending on the mill levy. Understanding your true monthly payment—including metro district taxes, HOA dues, and property taxes—is essential before you buy.
HOA Information
Meritage has not published HOA details for Frontier Estates yet. Ask the sales team for the current HOA budget, the monthly dues, what they cover (common-area landscaping, open space, snow removal or nothing beyond the basics) and the rules on fencing, landscaping and exterior changes. Review the covenants before you contract, especially if you plan to add fencing, a shed or major landscaping after closing.
Metro/Tax District Info
Many new Firestone neighborhoods sit inside a Title 32 metro district, which adds property tax on top of the regular mill levy to repay the roads, water and sewer built for the neighborhood. Meritage has not published whether Frontier Estates is in a metro district. Ask for the total mill levy for your specific lot and an estimate of annual property taxes before you sign, and compare it with other Firestone and Frederick communities so you're comparing true monthly costs.
