Community Overview
Sugar Creek is a new 171-acre master-planned community in north Loveland, at the southeast corner of Highway 287 and East 71st Street, with easy access to I-25, Fort Collins and downtown Loveland. Developed by locally owned Black Timber Builders, it's planned for up to 1,110 homes across single-family, single-family attached, multifamily, for-sale and for-rent options. Taylor Morrison will offer three collections: the Alpine Collection with spacious yards, up to five bedrooms and optional basements; the low-maintenance Horizon Collection; and the City Collection, its largest homes with private yards, included basements and 3-car garage options. TruMark Homes is also building in the community. The plan includes two community parks and direct connections to the Loveland Regional North Trail system.
About the Community
Sugar Creek is coming soon. Infrastructure work began in December 2025 and is targeted to finish in fall 2026, with single-family home sales expected in spring 2027 and first move-ins in summer 2027, according to the developer. The project includes more than $79 million in public improvements, including East 71st Street, the Louden Ditch, extensions of 65th Street and Monroe Avenue, upgrades at the Highway 287 intersection, and new water and sewer lines. As a large master plan with apartments and several builders, expect construction to continue in phases for years.
