Is Toll Brothers Building at Trailside on Harmony?
This is one of the most common questions I see buyers asking, and the short answer is no — not at Trailside specifically.
Toll Brothers is active in the Timnath area, but their community is Toll Brothers at Timnath Lakes, which is a separate development nearby. If you searched for "Toll Brothers at Trailside on Harmony" and landed here, the two communities are different projects, different price points, and different experiences. I will touch on how they compare later in this post.
Who Is Building at Trailside on Harmony?
The active builder at Trailside on Harmony right now is Hartford Homes, one of Northern Colorado's most established local builders. Hartford has multiple collections at Trailside spanning a meaningful price range — from the low $500s for their entry-level product up into the $700s for their larger Story Collection homes.
DRB Homes (also known as Brightland Homes) has also been part of Trailside's story. I was in the DRB model home at Trailside last week, and what struck me immediately was the setting. The community is being built around a lake with a trail system winding through it — something you do not see in most Northern Colorado new construction communities. The home I toured was at the higher end of DRB's range at $715,000, which puts it in a different conversation than what many buyers expect from DRB.
If you are looking at older listings that mention multiple builders, be aware that some product has already sold out. Confirm with the sales team which collections are currently active and which phases are still available.
What Does Trailside on Harmony Actually Cost?
The starting price is one number. The monthly payment is a different number. Here is what buyers need to factor in at Trailside:
Base pricing: Hartford Homes currently starts around the low $500s for their Alley Load collection, with the Story Collection starting around $606,000 and current inventory reaching into the low to mid $700s. DRB product I reviewed was priced at $715,000 at the higher end.
Lot premiums: Specific homesites — particularly those with lake views or trail access — will carry lot premiums above the base price. Ask to see the full lot map with premiums before you commit to a homesite.
Metro District: Trailside has a Metropolitan District structure through the Trailside Metropolitan District Nos. 1-6. This adds to your annual property tax obligation on top of standard Larimer County and Town of Timnath rates. One source cites approximately $1,071 annually for the metro district fee, though this can vary by home type and specific lot. Do not rely on a rough estimate — request the exact mill levy projection for the specific home you are considering.
HOA: HOA fees at Trailside have been cited around $185 per month for single-family product, with townhome product running closer to $225 per month. Again, verify the specific number for your home type before you build your payment around an assumption.
Design center upgrades: Like any new construction purchase, the base price is where the conversation starts, not where it ends. Structural options, lot choices, and design center selections can move your final price significantly. I always recommend asking the sales team what buyers in similar homes are actually spending — that number is more useful than the sign price.
What Makes Trailside Worth Considering
I want to be fair here because Trailside genuinely has things going for it that most Northern Colorado communities do not.
The setting is unusual. Building around a lake with a connected trail system is not something you find in most new construction communities in this region. When I toured the DRB model last week, the vision for how that lake and trail network will feel once the community matures was easy to see. For buyers who want outdoor amenity built into the community itself — not just nearby — this matters.
The amenity package is real. Trailside includes three large parks, a resort-style pool, splash pad, pickleball courts, playgrounds, and a restored historic barn used for community events. This is a community designed around lifestyle, not just home delivery.
The location works for commuters. Timnath along the Harmony corridor gives you I-25 access in both directions — north toward Fort Collins, south toward Loveland and the broader Front Range. For buyers who need flexibility in their commute, this location covers a lot of ground.
What to Watch Out For
The full monthly cost is higher than the base price suggests. When you add the mortgage, metro district taxes, HOA dues, and any lot premium into a real payment estimate, Trailside moves into a price range where buyers need to be honest with themselves about budget. At $715,000 for a DRB home, or $650,000 for a Hartford Story Collection home, the monthly carrying cost is meaningful. Run the full number before you fall in love with the floor plan.
The community is still in active development. Some phases are further along than others. Early buyers get more lot selection but less of a finished neighborhood feel. Make sure you understand which phase you are entering and what the surrounding area will look like over the next two to three years.
The Timnath metro district landscape is one of the more complex in Northern Colorado. I cover this in detail on the Timnath city page, but Timnath's rapid growth outpaced its infrastructure funding, which is why HOA and metro district costs play a larger role here than in some surrounding communities. Go in with eyes open on that.
How Does Trailside Compare to Toll Brothers at Timnath Lakes?

Toll Brothers at Timnath Lakes is a luxury new construction community targeting a higher price point with the design flexibility and finish quality Toll Brothers is known for. It is a different community in a different location, serving a buyer who is prioritizing premium finishes and the Toll Brothers brand experience.
Trailside on Harmony with Hartford Homes offers more range — from the low $500s to the high $700s — and a community amenity package built around the lake and trail system. It is not positioned as luxury in the Toll Brothers sense, but the setting and amenities give it a character that is genuinely distinctive.
If you are comparing both communities, I would encourage you to visit both, get full cost projections including metro district and HOA for the specific home you are considering, and think honestly about which lifestyle matches your daily routine better.
My Take as a Northern Colorado New Construction Resource
I have spent time in the Trailside community and specifically in the DRB model home, and I think it is worth serious consideration for the right buyer. The lake and trail system are going to make this community feel different from most Northern Colorado new construction once the buildout matures. The price point is real — this is not a starter home community — but for buyers in the $550,000 to $750,000 range who want something distinctive, Trailside belongs on your tour list.
The key, as with any Timnath community, is doing the full cost math before you commit. The base price is the beginning of the conversation, not the end.
