Builder Overview
Woodland Home Company is a small, family-owned and operated home builder based in Greeley, Colorado. Founder and CEO Ryan Woodland is a third-generation builder with more than two decades of construction experience, and he founded the company in 2016. The Woodland family's Northern Colorado roots go back to 1874, and that history shows up throughout the company, including in the names of its floor plans.
What They Build: • Premier patio homes at The Cache (The Cache Collection) • Semi-custom homes • Fully custom homes • Remodels
The Cache Collection: Woodland is the exclusive builder of the premier patio homes in Phase One of The Cache, Orr Land Company's nearly 800-acre master-planned community along the Poudre River in west Greeley. The collection includes four plans designed by Godden Sudik Architects, with interiors curated with FUSION Design: • Kelley: 3 bed, 2.5 bath, 1,965 sq ft, from the mid $700s • Sterling: 3 bed, 3 bath, 2,151 sq ft, from the high $700s • Essex: 3-4 bed, 3.5 bath, 2,829-3,107 sq ft, from the mid $800s • Westwood: 3-4 bed, 3.5 bath, 3,056-3,275 sq ft, from the low $900s
Features: Woodland lists 10-foot ceilings, Andersen windows, custom cabinetry, curated designer finishes, quartz and granite surfaces and a primary bath with a steam shower. Plan options include a 3-bay garage, extended covered patio, pet lounge, game room, an elevator on the Essex and Westwood, and a carriage unit on the Westwood for multigenerational living or guests.
Design Center: Selections happen at the Bunk House Design Center, a 1937 bunkhouse from the Depression-era dairy farm that once occupied part of The Cache. Woodland restored it on its original site, directly across from the patio homes, at 12630 N. Poudre River Road in Greeley.
Process: Woodland describes its process as collaborative and guided: buyers make decisions within a structured framework, supported from early selections through completion, with a small group of long-time subcontractors and craftsmen handling the build. Woodland is also one of four builders in The Cache's custom builder guild, alongside Frameworks, Haven Builders and PJL Schmidt, for buyers of estate homesites.

Mark's Insight

Mark Leavitt
Nixon Team at RE/MAX Alliance
From a Realtor's point of view, Woodland sits between a production builder and a full custom build. The four Cache Collection plans give you a known starting point, pricing and a defined selection process, while the finishes, options and the people building the home feel much more custom than a large national builder.
Because these homes start in the mid $700s, the real comparison is other luxury patio and main-level-living homes, not entry-level new construction. Ask for a written all-in price that includes the homesite, plan options, selections and any lot premium, and get The Cache's metro district mill levy and HOA dues before you commit.
Timing is the other big question. Ask which homesites are available now, which home is the model, and the expected build timeline from contract to move-in for your lot. Cache Collection sales are handled by Orr Land Company, so bring your agent into the conversation from the very first contact.
Questions Worth Asking

What's the expected timeline from contract to move-in for my homesite?
What's included as standard, and what are typical upgrade budgets for my plan?
What warranty do you provide, and who handles service after closing?

Can I tour the model and the Bunk House Design Center?
