Union Park in Fort Collins, CO

    Fort Collins, Colorado

Union Park is part of the broader market for new construction homes in Fort Collins CO — see how it compares to other new construction homes in Northern Colorado before you decide.

    Community Overview

Union Park is a new mixed-use community in southeast Fort Collins, off Ziegler Road and Harmony Road just behind the Front Range Village shopping center. The plan combines for-sale townhomes, for-rent apartments (The Collins by Livmark Communities, with a clubhouse and pool) and about 40,000 square feet of office, retail and daycare space, along with parks, trails and gathering spaces. Landmark Homes is building 79 for-sale townhomes designed with large decks and convenient garage access, making Union Park one of the few new Fort Collins neighborhoods where you can walk to shopping, restaurants and everyday errands. It's in Poudre School District, with quick access to Harmony Road and I-25.

    About the Community

Union Park is coming soon. Landmark Homes says its new townhomes are coming in early 2027, and pricing hasn't been released. Sitework is underway, and the apartment portion broke ground in July 2026. Expect construction on the apartments and commercial space to continue for a while after the first townhomes are finished. Landmark points buyers who need to move sooner to Northfield at Old Town.

    Mark's Insight

"Union Park should appeal to buyers who want a walkable, low-maintenance townhome in southeast Fort Collins near Front Range Village and Harmony Road employers. Get on Landmark's VIP list early, since first releases usually carry the best pricing and homesite choice. Because the neighborhood mixes for-sale townhomes with a large apartment community, ask how parking, amenities and HOA costs will be shared. Bring your own agent from your first conversation."

    Costs & Fees to Know

Many new construction communities in Northern Colorado use metro districts to finance infrastructure like roads, utilities, and amenities. This can add $150–$500+ per month to your housing costs depending on the mill levy. Understanding your true monthly payment—including metro district taxes, HOA dues, and property taxes—is essential before you buy.

Expect an HOA at Union Park that covers townhome exterior maintenance, snow removal and shared landscaping. Dues haven't been published, so once sales open, ask for the budget, what's covered (roofs, exteriors, insurance, water), whether townhome owners can use the apartment amenities, and the rental rules.

    Metro/Tax District Info

Metro district details for Union Park haven't been published yet. Fort Collins uses metro districts in many newer neighborhoods, and City policy generally caps their levies at 50 mills.
