Lennar vs. D.R. Horton in Northern Colorado: An Honest Side-by-Side for 2026

Lennar and D.R. Horton are the two biggest production builders in Northern Colorado, and they get compared constantly. Buyers ask me some version of "which one is better?" almost every week. The honest answer is that neither is better across the board. They are built for slightly different buyers, and the differences that matter most are not the ones on the model home brochure.

This is how I explain the comparison to my own clients: what each builder actually does well, where buyers get surprised, and how to compare them fairly in the same neighborhood.

    The Short Version

    • Lennar is built around a bundled "Everything's Included" approach. A lot of features that other builders charge for come standard, and there are fewer decisions to make.
    • D.R. Horton is built around speed and availability. Most homes are sold as quick move-ins or homes already under construction, with a limited set of plans and pre-selected finish packages.
    • Both are national production builders. Both work with affiliated lenders, and both put their best incentives on that lender. Both offer limited customization once you sign.

If you want to compare them on your own terms, our builder comparison tool puts them next to each other with the other builders in Northern Colorado.

Where Each Builder Is Building in Northern Colorado

The comparison only matters if both builders are in the area you want. Here is where they currently show up on NoCo New Builds:

Lennar: Timber Lark (southeast Fort Collins), Riano Ridge (Loveland), Sunset Village, and Prairie Song in Windsor, among others. Lennar currently lists Timber Lark from $349,900, which is unusually low for a Fort Collins address. Timber Lark mixes single-family, townhome, and paired homes, so ask which home type a starting price applies to before you compare it with anything else.

D.R. Horton: Hansen Farm (Fort Collins), Vantage (Berthoud), West Gate and Northridge Estates (Greeley), Poudre Heights and Greenspire (Windsor), Trevenna, Prairie Song, and several Johnstown and Severance communities.

Prairie Song in Windsor has both builders, which makes it the cleanest place to compare them directly: same land, same metro district, same HOA. If you are seriously weighing these two builders, that is where I would start.

Pricing: Compare the Finished Home, Not the Base Price

This is the single biggest mistake I see. Buyers compare a Lennar base price with a D.R. Horton base price and assume the lower one is the better deal.

Lennar's bundled approach means more is included up front. A D.R. Horton home with a lower base price can end up at a similar number once you account for the lot premium, elevation, and any package differences. Two homes with the same floor plan in the same community can also land at very different prices depending on the lot.

What I have clients do: get the final contract price for a specific homesite from both builders, plus a written list of included features. Then compare those two numbers. I wrote more about this in The Base Price Isn't the Real Price of a New Build.

    Incentives and the Preferred Lender

Both builders put their strongest incentives (rate buydowns, closing cost credits) on their own affiliated lender. That can be a real deal. It can also be a trade, where the credit shows up on one side of the transaction and the cost shows up in the loan terms on the other.

The right comparison is the full monthly payment and total cash to close using the builder's lender versus an outside lender, on the same house. If you want the long version, read Should You Use the Builder's Preferred Lender?, or see the financing guide.

Warranty: Ask for the Colorado Document

Both builders advertise the familiar national-builder warranty structure: workmanship, systems, and structural coverage with different lengths for each.

Here is the detail most buyers never see: Lennar's own warranty page states that the warranty length is shorter in Colorado and Utah, without listing the Colorado terms on that page. D.R. Horton publishes its warranty terms in state-specific guides rather than one national page.

So before you sign with either builder, ask for the actual Colorado warranty document for your home. Don't rely on the national marketing summary. Compare coverage periods, what is excluded, and how claims are submitted. My new construction warranty guide covers what to look for.

    Quality and Service

You will find strong opinions online about both builders, in both directions. My experience is that build quality from large production builders varies more by community, phase, and the specific subcontractors on your home than by the logo on the sign.

That is why I recommend the same protections no matter which builder you pick:

    • A pre-drywall inspection while the framing, wiring, and plumbing are still visible
    • A final inspection before your walkthrough
    • An 11-month warranty inspection before your first-year coverage ends

More on all three on our new construction inspections page.

    Which One Fits You?

Lennar tends to fit better if you:

    • Want predictable pricing with fewer upgrade decisions
    • Like knowing what is included before you walk in
    • Are comfortable choosing from a limited set of plans and finishes

D.R. Horton tends to fit better if you:

    • Need to move soon and want a home already under construction
    • Want the widest choice of communities across Weld and Larimer counties
    • Care more about price and location than design choices

Neither is a great fit if you want real design flexibility. In that case, look at local builders with more personalization, like Hartford Homes or Aspen Homes.

    My Honest Take

I don't steer buyers toward one of these builders over the other. I steer them toward the right homesite, at the right total price, with the financing that actually costs the least. Sometimes that's Lennar, sometimes it's D.R. Horton, and sometimes it's neither.

Representation also costs you nothing as a buyer in most new construction deals, and it means someone is reading the contract, warranty, and lender terms with your interests in mind. If you are comparing these two builders, reach out and I will help you put real numbers side by side.

    Frequently Asked Questions

Is Lennar or D.R. Horton cheaper in Northern Colorado? It depends on the community and homesite. D.R. Horton base prices often look lower, but Lennar includes more features in its base price. Compare the final contract price for a specific lot, not the advertised starting price.

Do Lennar and D.R. Horton build in the same Northern Colorado communities? Yes. Prairie Song in Windsor has both builders, which makes it the easiest place to compare them directly.

Which builder has the better warranty in Colorado? Ask each builder for its Colorado-specific warranty document. Lennar notes its warranty is shorter in Colorado than its national 1-2-10 summary, and D.R. Horton publishes its terms in state-specific guides.

Do I have to use the builder's lender to get the incentive? Usually, yes. That's why you should compare your full monthly payment and cash to close with both the builder's lender and an outside lender before deciding.
