Berthoud has quietly become one of the more interesting places to buy new construction in Northern Colorado. It sits between Loveland and Longmont, with quick access to I-25 and US-287, and it still has a small-town downtown. But the four main builder communities selling here are very different from each other, and the price range runs from the high $300s to over $1 million.
This guide compares those four side by side, then covers two more Berthoud options worth knowing about. It's built so you can figure out which one actually fits your budget and lifestyle. For the full list of Berthoud communities and builders, see our Berthoud new construction page.
Prices below are the builders' published starting prices as of October 2026. They change often and don't include lot premiums, so always confirm current pricing.

Heron Lakes: The Luxury Golf Community
Heron Lakes is the one most people have heard of. It is a gated master plan built around TPC Colorado, an 18-hole championship golf course, with reservoirs, miles of trails, a clubhouse, pool, and fitness center. Toll Brothers is building the current collections, with single-family homes starting in the high $700s and the larger Summit Collection starting near $1 million.
What buyers often get wrong: they treat it like a golf neighborhood with a simple HOA. Heron Lakes is served by a metro district, and those taxes can change your monthly payment significantly compared with a similarly priced home outside a district. The impact is also lot-specific, so two similar homes can carry different tax bills. Read our metro districts guide before you tour.
Best for: long-term owners who will actually use the amenities and can budget for the full monthly cost. Not ideal for: buyers with a strict monthly payment ceiling or anyone trying to avoid metro districts.
Vantage: Mid-Range D.R. Horton With Two Price Points
Vantage is a D.R. Horton community still being built out in filings. It has two different products under one name: single-family homes (currently listed from about $615K, roughly 2,100 to 3,650 square feet) and Villas at Vantage, smaller homes listed from about $380K.
What buyers often get wrong: assuming it is one consistent product. Different filings and home types can mean different HOA expectations and streetscapes. Vantage is also part of the Berthoud-Heritage Metropolitan Districts, so metro district taxes are part of your monthly cost here too.
Best for: buyers who want a predictable production-builder process in Berthoud, with a choice between a larger single-family home and a lower-priced villa. Not ideal for: buyers who want a finished neighborhood now, since construction will continue for a while.
Farmstead: The Most Builder Variety
Farmstead is the newest of the four to open and has three builders: LGI Homes, Dream Finders Homes, and Aspen Homes. When LGI launched here in March 2026, it announced homes starting at $469,900 with its CompleteHome package included, and about $7 million in planned amenities, including a pool with splash pad, trails connecting toward downtown Berthoud, and Berthoud Adaptive Park, the town's first fully ADA-accessible park.
The big draw: builder marketing for Farmstead says it is not in a metro district. That can mean a noticeably lower tax bill than Heron Lakes or Vantage. Verify it for your specific lot anyway, because tax situations can vary by filing and parcel.
Best for: buyers who want newer single-family homes in Berthoud without a luxury price tag, and who like comparing several builders in one place. Not ideal for: buyers who need a guaranteed move-in date or expect lots of negotiating room on popular plans.
Westside Crossing: Lower-Maintenance Attached Living
Westside Crossing by Tri Pointe Homes is the most affordable way into Berthoud new construction. Townhomes (about 1,500 to 1,870 square feet) start in the high $300s, and paired homes (about 2,700 square feet) start in the mid $500s. Tri Pointe is currently advertising financing and closing-cost promotions here, which are usually tied to its preferred lender.
What buyers often get wrong: expecting a traditional single-family Berthoud neighborhood. This is attached living first, with shared walls, tighter streets, and HOA rules that matter. HOA dues have been reported around $150 a month, but confirm the exact number and what it covers. Metro district status should be checked address by address.
Best for: first-time buyers and downsizers who want lower maintenance and a new-build warranty. Not ideal for: buyers who want a detached home with a private yard.
Two More Berthoud Options
Harvest Ridge South (The Harvest) is a different kind of option: custom homes by local builders on larger lots (roughly a quarter to a third of an acre), with no metro district tax. It's the path for buyers who want more house and more control than a production builder offers.
Fickel Farm is coming soon. TruMark Homes plans townhomes and duplexes near Old Town Berthoud, expected in 2027. Worth watching if you want new, lower-maintenance living close to downtown and aren't in a rush.
How I'd Choose Between Them
- Start with your all-in monthly payment, not price. Metro district taxes at Heron Lakes and Vantage can make a lower-priced home cost more each month than a higher-priced home at Farmstead. Have your lender run taxes for the exact address. See our monthly cost breakdown.
- Decide detached vs. attached early. That one decision rules out half the options.
- Compare incentives on the same terms. Every builder here ties its best offers to a preferred lender. Compare the full payment both ways.
- Think about construction around you. All four are still building. Lot placement matters for how long you will live next to active construction.
